2026년 7월 주택 담보 대출 조사 결과
홍콩 통화청(HKMA)은 2026년 7월 주택 담보 대출 조사 결과를 발표했다.7월 주택 담보 대출 신청 건수는 전월 대비 24% 감소한 9,212건을 기록했다.
7월 주택 담보 대출 승인액은 6월 대비 11.4% 감소한 448억 홍콩달러였다. 이 중 신규 주택 시장 거래를 위한 담보 대출은 14.1% 감소한 133억 홍콩달러, 기존 주택 시장 거래를 위한 담보 대출은 16.4% 감소한 242억 홍콩달러였다. 기존 주택을 재융자하기 위한 담보 대출은 18.4% 증가한 73억 홍콩달러였다.
7월 주택 담보 대출 실행액은 6월 대비 6% 증가한 294억 홍콩달러였다.HIBOR를 기준으로 책정된 신규 주택담보대출 비율은 6월 70%에서 7월 61%로 감소했다. 최적대출금리를 기준으로 책정된 신규 주택담보대출 비율은 7월에도 1.3%로 변동이 없었다.
주택담보대출 잔액은 7월 말 기준 전월 대비 0.4% 증가한 1조 9,635억 홍콩달러를 기록했다.
주택담보대출 연체율은 0.11%로 낮은 수준을 유지했으며, 상환조정 비율은 0%에 가까운 수준으로 변동이 없었다.
July 2026 Mortgage Loan Survey Results
The Monetary Authority of Hong Kong (HKMA) announced the results of its mortgage loan survey for July 2026. The number of mortgage applications in July was recorded at 9,212, a 24% decrease from the previous month.
The total amount of mortgage loans approved in July was HK$44.8 billion, a decrease of 11.4% from June. Of this, mortgage loans for new housing market transactions decreased by 14.1% to HK$13.3 billion, while mortgage loans for existing housing market transactions decreased by 16.4% to HK$24.2 billion. Mortgage loans for refinancing existing homes increased by 18.4% to HK$7.3 billion.
The total amount of mortgage loans executed in July was HK$29.4 billion, an increase of 6% from June. The ratio of new mortgage loans, calculated based on HIBOR, decreased from 70% in June to 61% in July. The ratio of new mortgage loans, calculated based on the optimal lending rate, remained unchanged at 1.3% in July.
The outstanding balance of mortgage loans stood at HK$1.9635 trillion as of the end of July, up 0.4% from the previous month.
The mortgage delinquency rate remained low at 0.11%, while the repayment adjustment rate remained unchanged at a level close to 0%.
