홍콩 주택 가격, 7월에 2025년 4월 이후 처음으로 하락
임대료는 사상 최고치 경신
홍콩 민간 주택 가격이 7월에 하락하며 13개월 연속 상승세를 마감했지만, 임대료는 또다시 사상 최고치를 경신했다.
평가국이 8월 27일에 발표한 데이터에 따르면 주택 가격은 지난달 전월 대비 약 0.5% 하락하며 2025년 4월 이후 처음으로 하락세를 기록했다.
7월에는 중소형 아파트 가격이 0.5% 하락했고, 대형 아파트는 0.3% 하락하며 상대적으로 완만한 하락세를 보였다. 그럼에도 불구하고 주거용 부동산 가격은 전년 동기 대비 11.6% 상승했으며, 올해 첫 7개월 동안에도 7% 이상 상승했다.
주택 가격은 2021년 9월 기록적인 최고치보다 거의 20% 낮은 수준에 머물렀다.
단기적으로 추가 상승 여력은 제한적일 것으로 예상되며, 향후 몇 달 동안 주택 시장은 조정 국면에 진입할 가능성이 높다.최근 증시 조정과 중국의 해외 투자 제한 조치로 홍콩 부동산 시장으로 유입되는 자본이 감소하면서 투자 수요가 위축될 것으로 예상된다

하반기 가격 조정으로 거래량이 감소할 것으로 예상하면서도, 이는 반드시 주택 시장의 악화를 의미하는 것은 아니라고 강조했다.
반면 임대료는 전월 대비 0.8% 상승하며 상승세를 이어갔다. 이는 9개월 연속 상승이다.
7월 임대료는 전년 동기 대비 5% 상승했으며, 연초 대비 3% 상승했다.
유학생들을 포함한 신규 유입 인구와 현지 수요가 여름 성수기 임대 시장을 지탱하고 있다.
전문가는 8월과 9월 임대료가 각각 약 1%씩 상승하여 3분기 전체 임대료 상승률은 약 3%에 이를 것으로 예상했다.

Rents Hit All-Time High
While Hong Kong private housing prices fell in July, ending a 13-month streak of increases, rents once again hit an all-time high.
According to data released by the Assessment Bureau on August 27, housing prices fell by approximately 0.5% last month compared to the previous month, marking the first decline since April 2025.
In July, prices for small and medium-sized apartments fell by 0.5%, while large apartments dropped by 0.3%, showing a relatively moderate decline. Nevertheless, residential property prices rose 11.6% year-over-year and increased by more than 7% during the first seven months of this year.
Housing prices remained nearly 20% lower than the record high reached in September 2021. Further upside potential is expected to be limited in the short term, and the housing market is highly likely to enter a correction phase over the next few months. Investment demand is expected to contract as capital inflows into the Hong Kong real estate market decrease due to recent stock market corrections and China's restrictions on overseas investment.
While a decline in transaction volume is anticipated due to price adjustments in the second half of the year, it was emphasized that this does not necessarily signify a deterioration in the housing market.
On the other hand, rents continued their upward trend, rising 0.8% compared to the previous month. This marks the ninth consecutive month of increases.
Rents in July rose 5% year-on-year and 3% year-to-date.
New influx of residents, including international students, and local demand are supporting the rental market during the summer peak season.
Experts predicted that rents would rise by approximately 1% in August and September, bringing the overall rent growth rate for the third quarter to around 3%.
