정부, 주거 및 레저 시설 개발 계획 확대
라마섬 옛 채석장 부지
옛 라마섬 채석장 부지를 수상 스포츠 및 요트 정박 시설을 갖춘 레저 리조트로 개발하는 방안이 공개되었다. 해당 섬이 전통적인 요트 활동 지역에 위치하고 있으며, 국경을 넘는 요트 운항 정책과도 부합한다.
개발국은 지난해 4월 해당 부지를 리조트 및 야외 레크리에이션 시설로 활용하는 방안에 대한 사업 타당성 조사를 실시했으며, 총 22건의 응답을 받았다.
개발국은 최근 섬 지역 의회에 제출한 문서에서 시장 의견을 수렴하여 지난해 발표된 사업 타당성 조사 계획을 수정했다고 밝혔다.
사업의 수익성을 높이기 위해 주거 개발 밀도를 기존 0.8~2.4배에서 최대 3배로 상향 조정했으며, 이에 따라 총 건축면적도 기존 계획보다 12% 증가한 152,300제곱미터로 확대되었다.
속쿠완 북쪽 해안에 위치한 25헥타르 규모의 부지(5헥타르 규모의 인공 호수 포함)는 주거 시설을 1,100세대에서 1,200세대로 확장하여 약 3,400명의 주민을 수용할 예정이다.
관광 및 레저 시설의 총 연면적 또한 13% 증가한 47,400제곱미터로 확대하여 사업의 재정적 타당성을 높일 계획이다. 여기에는 리조트 빌라, 호텔, 카약, 패들보드, 세일링 등의 수상 액티비티 시설이 포함된다.
또한, 공공 페리 선착장 인근에는 레스토랑, 소매점, 기타 편의시설을 갖춘 다목적 센터가 조성될 예정이다.
개발 부지 서쪽에는 11헥타르 규모의 요트 항구가 조성되어 10~50미터 길이의 선박을 수용할 수 있는 150~200척 규모의 정박 시설을 갖춘 저밀도 주거 단지가 들어설 예정이다. 육상에는 부대시설과 상업 지역이 조성된다.
Government Expands Development Plans for Residential and Leisure Facilities
Former Lamma Island Quarry Site
A plan has been unveiled to develop the former Lamma Island quarry site into a leisure resort equipped with water sports and yacht marina facilities. The island is located in a traditional yachting area and aligns with policies regarding cross-border yacht operations.
Last April, the Development Bureau conducted a feasibility study on utilizing the site for resort and outdoor recreation facilities, receiving a total of 22 responses.
In a document recently submitted to the island's regional council, the Development Bureau stated that it has revised the feasibility study plan announced last year by incorporating feedback from the mayor.
To enhance the project's profitability, the residential development density has been increased from the existing 0.8–2.4 times to a maximum of 3 times. Consequently, the total building area has been expanded to 152,300 square meters, a 12% increase from the original plan. The 25-hectare site (including a 5-hectare artificial lake) located on the northern coast of Sok Kwuwan is planned to accommodate approximately 3,400 residents by expanding residential facilities from 1,100 to 1,200 units.
The total floor area of tourism and leisure facilities will also be expanded by 13% to 47,400 square meters to enhance the financial feasibility of the project. This includes resort villas, hotels, and facilities for water activities such as kayaking, paddleboarding, and sailing.
Additionally, a multi-purpose center equipped with restaurants, retail shops, and other amenities is planned to be built near the public ferry terminal.
To the west of the development site, an 11-hectare yacht harbor will be constructed, featuring a low-density residential complex with mooring facilities capable of accommodating 150 to 200 vessels ranging in length from 10 to 50 meters. On land, ancillary facilities and commercial areas will be developed.
