센트럴 임대계약 급증
금융 부문 채용 증가로 센트럴 지역 유동인구가 늘어나고 외국인 임차인이 최근 임대 계약의 30~40%를 차지하면서 해외 전문가들이 홍콩으로 돌아오고 있다고 헤드헌팅 업체와 부동산 에이전트들이 밝혔다.
해외 전문가들이 금융 부문 채용 증가에 힘입어 홍콩으로 돌아오고 있으며, 센트럴 지역 사무실 유동인구가 늘어나고 있는 가운데, 구룡역 인근 사무실의 외국인 임차인 비율이 최근 임대 계약의 약 30~40%까지 증가했다.
홍콩은 지난해 외국인 취업 고용 비자를 31,278건 발급했는데, 이는 5년 전보다 두 배 이상 증가한 수치이다. 특히 금융 서비스 관련 외국인 비자는 전년 대비 17% 증가하여 2022년 이후 최고치를 기록했다.
센탈라인 부동산에이전시에 따르면 최근 임대 건수 10건 중 1~2건이 외국인 임대이며, 대부분 센트럴과 애드미럴티 인근 아파트를 찾는 25~35세의 독신자들로 한국인, 일본인, 서양인들이 주요 임차인으로 꼽았다. 특히 사우스사이드 지역은 국제학교와 MTR 접근성 덕분에 외국인 임차인이 증가하고 있다.

According to Centraline Real Estate Agency, one to two out of every ten recent leases are for foreigners. Most of these tenants are single individuals aged 25 to 35 seeking apartments near Central and Admiralty, with Koreans, Japanese, and Westerners identified as the primary tenants. In particular, the number of foreign tenants in the Southside area is increasing due to international schools and MTR accessibility.
