[홍콩 부동산] 2026년 10월 공공임대주택(PRH) 임대료 인상 및 재산세 감면 혜택

홍콩주택공사(HA) 산하 보조주택위원회(SHC)는 7월 23일, 주택조례(HO) 제16A항에 따라 실시한 2026년 공공임대주택(PRH) 임대료 인상을 승인했다. 올해 2026년 10월 1일부터 공공임대주택 임대료가 2.04% 인상된다.

2026년 공공임대주택 임대료 조정 폭은 크지 않다. 2026년 3월 기준 공공임대주택 거주자의 평균 월 임대료는 HKD 2,519였다. 2.04%의 조정률을 적용하면, PRH 가구당 평균 월세 인상액은 약 51홍콩달러이며, 인상액 범위는 HKD 10 ~ HKD 128 사이이다.

정부는 2026-27년 예산안에서 2026-27년 첫 두 분기 동안 재산세 감면 혜택을 제공할 것이라고 발표했으며, 감면액은 분기당 과세 대상 부동산당 최대 500홍콩달러로 제한된다. HA는 기존 관행에 따라 이러한 재산세 감면 혜택을 PRH 세입자에게 반영할 예정이다.

2026-27년도에 각 공공주택(PRH) 가구가 받을 수 있는 임대료 감면 혜택은 약 HKD 258 ~ HKD 1,000 사이이다.

The Subsidised Housing Committee under the Hong Kong Housing Authority approved a statutory 2.04% rent adjustment for Public Rental Housing (PRH) starting October 1, 2026. Based on the average monthly rent of HKD 2,519 recorded in March, households face a mild monthly increase averaging HKD 51, with specific adjustments ranging between HKD 10 and HKD 128.  

[Tax Relief] Rates Concessions to Soften Impact for Public Tenants

To offset household financial burdens, the government is extending property rates concessions outlined in the 2026-27 Budget for the first two quarters, capped at HKD 500 per rateable unit per quarter. The Housing Authority will directly pass these savings to PRH tenants, granting effective rent relief valued between HKD 258 and HKD 1,000 per household over the financial year.
